Most agents hand you a contractor's bid and hope it's close. Most investors hand you a number and won't show their math. I hold both licenses, so when I walk a house I'm pricing the sale and the work at the same time — and I'll show you where each figure comes from.
That combination is the reason this business exists. A house needing a roof, a kitchen, and two baths gets a very different offer depending on who's guessing at what those cost. I don't guess. My crew does the work, so the repair number on my sheet is the number I'd actually spend.
What I do
I work with owners who have a house and a complication: an inherited property with siblings in three states, a rental vacant since the last tenant left, a place that needs more work than anyone in the family wants to manage. Sometimes the right answer is a cash sale and a clean close. Sometimes it's putting money into the house first and listing it properly. I'll lay out both and tell you which one I'd take.

I speak English and Punjabi. I'm licensed with Realty One Group Infinity as an agent, and I run One Call Construction and Remodeling as a licensed general contractor. I work with a project manager and a construction partner I've built with for years, which is why repairs finish on the schedule I gave you.
